Groundbreaking for The Lockard marks start of key project in Over-the-Rhine

Triversity and Urban Sites broke ground on a $35 million mixed-use development in OTR. The Lockard will deliver a mix of residential and commercial spaces, contributing to increased housing availability, economic growth and job creation. When completed, the Lockard will offer 129 attainable housing units and nearly 3,500 square feet of commercial space with a mix of office, retail and restaurant space.

Urban Sites’ commitment to Walnut Street spans more than 30 years, beginning with strategic property acquisition during a period of widespread disinvestment. Through the purchase and rehabilitation of distressed assets, including foreclosures and formerly government-held properties, the firm laid the groundwork for long-term neighborhood stabilization. This vision was executed in phases, beginning with the development of 100 residential units and 12 commercial spaces across 19buildings, followed by infrastructure improvements such as an 88-space parkingfacility to support growing commercial activity.

The Lockard represents the final and most comprehensive phase of this master-planned effort, involving the full-scale renovation and integration of key properties that had long remained underutilized.

“Once complete, The Lockard will deliver a dynamic mix of residential and commercial uses, contributing to increased housing availability, economic growth, and job creation,” said Urban Sites CEO Greg Olson. “The development supports broader city priorities by enhancing neighborhood safety, improving walkability, and promoting long-termsustainability within the urban core.”

Triversity Construction, General Contractor and Co-Developer of The Lockard, has a history of partnering to construct meaningful urban projects, including 15th & Vine, Perseverance, and The Rye, all of which reflect a shared commitment to preserving Cincinnati’s architectural heritage while delivering modern, community-focused development.

“The Lockard, positioned between the Vine Street corridor and the Main Street district, has long stood as a critical connector within Over-the-Rhine,” said Jim Watkins, Triversity President and CEO. “This project fills one of the last remaining undeveloped gaps south of Liberty Street, reinforcing the neighborhood’s urban fabric and enhancing connectivity between these two vibrant districts.”
